The plot of 38 ha in Admiralteisky District, St. Petersburg is sold for residential complex construction

 

The Etalon Group purchased the plot of 38 ha in St. Petersburg.

The right for constructing a big residential complex was sold.

 

The experts’ assessed the plot value as 8-9 bln. Rubles (21 000 Rub. per sq. m.).

 

The plot is located between Moskovsky pr., Obvodniy Kanal embankment, Malaya Mitrofanyevskaya st. and Mitrofanyevskoe shosse. This is an oblong plot, part of which is located behind former Varshavsky railway station in Admiralteisky District. St. Petersburg.

The owner has to clear the plot from existing constructions and develop utility lines.

 

The Galaktika residential complex of the total square of 680 000 sq. m. is planned to be comstructed on the plot. 22 buildings up to 18 floors will comprise the complex. The Etalon Group expects to get the profit of about $2 000 000 000 due to apartment sales in the Etalon Group project.

High deal value was reached due to combination of two factors: an opportunity of area complex development in big scales and the land plot location in historical area of the city. With consideration of deficit of land for residential construction in St. Petersburg the deal value is comparable to the value of alluvial areas.

Business center in Nagatino i-Land is sold

 

In late May 2012 Raiffeisen Bank purchased a new building in Nagatino i-Land Technopark. 

 

The total square of 11-floor building – 24 945 sq. m.

The Menger business center where Raiffeisen Bank back office will be located is a part of  the first stage of Nagatino i-Land Technopark, total square 216 000 sq. m.

The deal value is estimated at 100 000 Rub. per sq. m. The opinion on the value is formed upon analysis of comparable  deal of UniCreditBank purchasing of squares in Nagatino i-Land.

The Russian Housing Development Foundation sold the land plots for complex reclamation for residential construction in Krasnodar

 

The Russian Housing Development Foundation keeps selling big land plots for complex reclamation for residential construction country-wide. 

 

On May 23 three land plots of the total square of 461 159 sq. m. were sold in Krasnodar. 

The sale value of the right to conclude tenancy agreement was 11 633 000 Rubles (25 Rub. per sq. m.).

Office sales in Nagatino i-Land continue

 

In May 2012 office sales in Nagatino i-Land Industrial Park, Moscow continued. 

The companies "Prima-Telecom" and "RST-Technologies" became new residents. They purchased offices from 123 to 168 sq. m. on the 5-th floor of "Newton" Business Center.  

 

The office prices increase together with the Industrial Park development. For about 6 months the offer value increased from 135 000 to 144 000 Rub. per sq. m. (see the commercial offer data at the official site Nagatino i-Land). 

 

The biggest office sales deal in the Industrial Park was concluded with Unicreditbank. The Bank purchased 11 600 sq. m. of offices in November 2011 for the price of 100 000 Rub. per sq. m. (see News of November 14, 2011)

"Hats off" to Moscow Government: the Auction on leasing cultural heritage objects

 

In April 2012 the Special State Unitary Enterprise (SSUE) on Moscow Property Sales hald the first auction on leasing cultural heritage objects in emergency condition.

 

The major conditions of leasing objects are as follows:

 

- payment of rental fee established at the auction

- the auction winner completes scientific restoration for his own expenses, the scopeof works is agreed with the Cultural Heritage Department of Moscow Government;

- upon restoration completion the investor has the right to apply for rental fee recalculation to 1 Rub. per sq. m. for the whole term of rental agreement (49 years).   

 

The tendered objects are separate buildings of the total square from 705 to 993 sq. m., restoration is expected to take not more than 2-3 years. I.e., rental fee for restoration period is actually payment for the right to conclude rental agreement.

Sale of property within the auto salon in the Republic of Tatarstan

 

On May 11 two real estate objects were sold at the electronic trading platform within the auto salon located at the address: Republic of Tatarstan, Almetyevsk, ul. Sovetskaya, 182.

Total square of improvements – 2 948,5 sq. m.

Total square of four plots – 4 718 sq. m

 

Sale value - 43 200 000 Rubles (or 14 600 Rubles per sq. m. of improvements).

 

This deal is comparable to the sale of two auto salons in Kazan, where 'per unit' figure was 14 300 Rubles per sq. m. of improvements (see News of 02.12. 2011).

Sold property is in security of the Russian Savings Bank JSC.

The “per unit” figure of Planeta shopping mall (Tolyatti) sale – the lowest in the segment

 

 


In April 2012 the Planeta shopping mall was sold within bankruptcy procedure as public offering with “per unit” figure of 9 566 Rub. per sq. m.

 

Total mall square 23 000 sq. m., land plot square 1,58 ha. Specialization – furnituresales.

 

The initial offer value of 561 000 000 Rub. reduced down to the purchase value of 217 000 000 Rub. in two days.

 

SOLD-ONLINE comments on the deal: 

 

Possible reasons for low “per unit” figure:

 

  • Afailingconcept. The object’s specialization on furniture sales makes its profitability low enough at the present state of the market. The object’s reprofiling requires pretty big investments.


As an example we can mention the story of  Greit shopping mall in St. Petersburg. The object constructed in 2002 is located in residential neighborhood in close proximity to Akademicheskaya metro station. Basic specialization- furniture.

Close proximity to metro, residential neighborhood, high human streams – these are prerequisites for successful operation.


In late 2009 Adamant Holding Company sold the mall to UK Fort Company. The new proprietor is expected to complete the mall renovation and reprofiling into classical gallery format by early 2012.
 

  • Possibly, the object has other encumbrances affecting its value, which market players are not aware of.

The industrial site for office development locate at Leningradsky Prospekt in Moscow is sold

 

The deal on selling 100% shares of "Bolshevik" JSC, which the confectionary factory of the same title located at Leningradsky Prospekt, 15 in Moscow belongs to is completed.

Buildings total square — 55 000 sq. m.

Land plot – 45 630 sq. m.

 

The total deal value is estimated at $73 000 000 (about 40 000 Rub. per sq. m. of buildings),

$37 000 000 of which paid O1Properties for 50% and 1 share of "Bolshevik" JSC, Tactics Group obtained the remaining package of shares.

 

The most effective use of the object: reconstructing the factory for further use as business center.

The amount of investments into the project will come up to $111 000 000.

The reconstruction is planned to be completed by 2015-2016.

The analysis of deals on ready office objects sales in Moscow makes us presume that the legal entity cleared of all assets and debts was sold.

The "Vremena Goda (Four Seasons)" Commercial Complex Got a New Co-owner

 

Romanov Property Holdings Fund purchased 40% from Austrian Volksbank Real Estate and became a new co-owner of "Vremena Goda (Four Seasons)" Commercial Complex.

 

The market estimates the value of real estate engaged in the deal at the level of 187 500 Rub. Per sq. m.

This ‘per unit’ figure corresponds to the level of sales prices of "Metromarket" network and "Novinsky Passage".

 

Brief characteristics of Commercial Complex:

The "Vremena Goda (Four Seasons)" Commercial Complex is located in Moscow at Kutuzovsky Prospect, 48;

Total square – 64 000 sq. m.; 

Put into operation in 2007; 

The Commercial Complex positions itself as a luxury object; 

Tenants -  Porsche, Chanel, Cartier, Lacoste, Hermеs, Montblanc, Burberry and others.

Land Sale for Hypermarket in Korolev (Moscow Region)

 

The PIK Group of Companies sold a part of its developer project located in Korolev, Moscow Region to the major German commercial operator "Globus". 

 

Part of the land plot of 11,5 ha square is sold (the total square of the land plot is 21,8 ha).

The deal value is 755 000 000 Rub. (6 500 Rub./sq. m.).

 

The plot is locate din former industrial zone. The international retailer plans to construct its own hypermarket here.

 

SOLD-ONLINE comments on the deal:

In recent 1.5 years the land in Moscow Region was sold for social and commercial function by the Russian Housing Development Foundation and the Ministry of Defense with the price range from 1,000 to 3,600 Rub./sq. m. .

The value difference with current deal is the difference between the value of land for complex development and the value of land with detailed concept and understandable city planning and engineering risks.
