Sales of “Gostiny Dvor” in the town of Pushkin, St. Petersburg

 

On October 3, St. Petersburg Property Fund sold in “Gostiny Dvor” (“Shopping Arcade”), located at: St. Petersburg, Pushkin, Moskovskaya St., 25, Lit. A.

 

Sales site: 13 built-in premises of the total area 9 642.6 sq. m.

Sales price: 246 m rubles (25 500 rub per sq. m.)

 

Buyer - “Primorsky Trest” Ltd., “Gostiny Dvor” principal lessee, renting 5 377.9 sq. m. of premises.

 

Other premises of the total area 3 378.8 sq. m. are leased too, though these contracts are not seen as encumbrance.

 

“Gositny Dvor” is a federal heritage building.

Single lot of 78 Premises sold in Moscow

 

78 built-in non-residential premises owned by Moscow City Government were put  for auction. 

 

The lot was sold at the reserved price of 2.1 billion rubles. “Sberbank Capital” JSC won the auction. The premises were leased for a short period to “Sberbank of Russia”  

 

Premises floor area range: from 59 to 591 sq. m.;

Cost per 1 sq. m. range: from 86 520 to 284 309 rubles;

Highest and best use: Business purpose (services sector).

Automobile dealership sold in Izhevsk

 

In early September, within bankruptcy process, the automobile dealership  was sold. The showroom buildings are located at: Izhevsk, Karl Marx St. 55a / Krasnaya St., 30, 30a.

 

The lot comprised:

1. The showroom building, 838,7 q. m.;

2. Maintenance center building, total area 495,6 sq. m.

 

The lot reserved price made 38 470 000 rubles.

Three bidders participated.

 

The bottom-line price rose up to 40 390 000 rubles (30 200 rub per 1 sq. m. of improvements).

The 100% Package of Shares of "Oktyabrskaya Hotel " LLC , Nizhniy Novgorod is Sold

 

On September 25, 2012 the auction on sale of 100% package of shares of "Oktyabrskaya Hotel" LLC took place.

 

The Company property includes:

  • The building of "Oktyabrskaya" Hotel, total square 4 594.3 sq. m.;
  • The land plot of the square of 1 600 sq. m., under the hotel building;
  • The land plot of the square of 578 sq. m. for area improvement.

 

The value of shares package was 306 000 000 Rubles. 8 pretenders participated in the sales auction.

“Super Siva” Shopping Center Sales in St. Petersburg

 

“Super Siva” Shopping Center, located at St. Petersburg, Savushkina St., 119, is bought in.

 

Transaction amount is estimated in the market at USD 10 million (34 000 rubles per sq. m.).

 

Before the sales period was rather thin for the Shopping Center, as due to the reconstruction and  construction works at a Western High-Speed Diameter  interchange (Savishkina St.) customer traffic decreased, and the number of customers reduced.

Real estate and prices : Russian hotels

 

Information on hotels sales in Russia is updated.

 

Sales in recent six months: 

  • "Rostov" Hotel, downtown Rostov-on-Don;
  • "Metropol" Hotel, Moscow.

 

The marketing analysis of hotel business indicated pretty average level of purchase values, which is logical: 

 

1. Regions. Hotels constructed in Soviet period. The range of price per sq. m. is 23 000 – 32 000 Rub. (or the acquisition value for 1 number is in the range of 1 400 000 - 2 300 000 mln. Rubles); 

 

2. Regions. New hotels from 4*. The values of 1sq. m. is estimated at 70 000 Rub. (or the acquisition value for 1 number is 5 500 000 Rub.); 

 

3. St. Petersburg. Buildings for reconstruction in historical area with possible use as a hotel. The range of price per sq. m. is 92 000 – 118 000 Rub. (or the acquisition value for 1 number is in the range of  4 000 000 – 6 000 000 Rub.); 

 

4. St. Petersburg. Hotels. Business of representative class in operation. The values of 1sq. m. is estimated at 353 000 Rub. per sq. m. (or the acquisition value for 1 number is 235 700 000 Rub.); 

 

5. Moscow Region. Hotels of 3* level. The range of price per sq. m. is 72 000 – 132 000 Rub. (or the acquisition value for 1 number is in the range of  3 400 000 – 8 000 000 Rub.); 

 

6. Moscow. Hotels for reconstruction. The range of price per sq. m. is 92 000 – 120 000 Rub. (or the acquisition value for 1 number is in the range of  18 000 000 – 250 000 000 Rub.); 

 

7. Moscow. Hotels, Business in operation. The range of price per sq. m. is 181 000 – 265 000 Rub. (or the acquisition value for 1 number is in the range of 18 900 000 – 47 000 000 Rub.).

Sale of ("Smile") Commercial Center in St. Petersburg

 

The deal on purchasing "Smile" Commercial Center located in Nevsky District of St. Petersburg is closed. 

 

The sale value was 510 000 000 Rub. (46 700 Rub. per sq. m.).

 

The new owner, NAI Becar Company plans to increase the site’s profitability within upcoming years and afterwards resell it to further investors.

VTB Sold Three Commercial Centers in Downtown Moscow

 

VTB closed the deals on selling three commercial centers within the residential complexes: "Sokolniki" Commercial Center, "Na Begovoi (On Begovaya)" Commercial Center and "Mosfilmovski" Commercial Center.

 

VTB obtained the given commercial and residential complexes from "Don-Stroy" Company in 2009 within the debt restructuring.

 

Information on the deals’ values is closed from the market.

The Facility in Kaluga is Sold for 328 000 Rubles/sq. m.

 

In early July the City Hall of Kaluga sold at the auction the inbuilt facility belonging to the city and located at the address: Kaluga, Ul. Kirova, 68, office №50.

 

Total square of the facility – 109.9 sq. m.

Salevalue: 36 049 000 Rubles (328 000 Rub. per sq. m.).

 

The initial price was announced as 7,670,000,000 Rubles. The value increased almost in  5 times.

Sale of Building in Moscow for 5 000 Rubles/sq. m.

 

On August 27 the property of "TSERIT STROY" JSC was sold within the bankruptcy procedure.

 

The site of sale: Nonresidential building, total square 5 353.2 sq. m., located at the address: Moscow, Pr. Mira, 72, as well as 176 items of machinery and equipment.

 

The initial price – 586 300 000 Rubles (or 109 500 Rub. per sq. m. of the building).

 

2 applications for participation in the auction were submitted. One application for participation in the auction was rejected (the application did not meet the requirements).

 

Only one participant was approved for participation in the auction. This participant purchased the property for 29 300 000 Rubles (5 400  Rub. per sq. m. of the building).
